About Us

We are a Toronto based company specializing in Residential and Commercial Real Estate Investing in Greater Toronto Area, Hamilton, Niagara Region, and surrounding areas. We are a team of highly experienced and Licensed Real Estate Brokers, Professional Engineers (P.Eng’s), Project Managers (PMP’s), and Mortgage Brokers. Our strategy is to acquire existing residential or commercial real Estate in fast growing neighbourhoods that allows for value adding improvements through redesigning, space optimisation, upgrading, and other operational measures to maximize its market value; the properties can be either fix-and-flips for Short-term investors, or buy-and-hold type for Long-term portfolio investors.

MONTHLY CASH FLOW

Real estate investing, when done right is one of the most profitable investments with great potential for profit. Your rental properties will work for you even when you are sleeping; It is a great source of steady passive income flow. The rental income coming from properties pays for the interest on borrowed funds, carrying costs, and a decent return on owner’s own equity. It also provides tax benefits through expense write offs and depreciation.

EQUITY GROWTH

Investor’s wealth grows as more and more equity is built with time as mortgage is paid off. This Equity provides leverage to acquire additional rental properties, and same phenomenon of wealth generation can continue while the ownership keeps extending to multiple assets. While selecting properties our target is to select those properties where monthly rent is around 1% of the purchase price. In most cases around 60% of this rent amount pays for interest payments on borrowed funds, and other expenses, and the balance around 40% gets added to the owner’s equity every month, month-after-month!! (Percentages may vary depending upon mortgage amount and the applicable mortgage interest rate).

APPRECIATION

A major attraction of investing in real estate has always been the ‘big gains’ acquired through increase in value of real estate over time; appreciation in some areas in recent times (Yrs 2014 onwards), have been noted in the ranges of 5-20% per year; although this growth rate is not guaranteed for future!!
